Tenerife Eco‑Wellness Blueprin Retrit
Overview
Description
Tenerife Eco-Wellness Blueprint is a conceptual eco-retreat and low-rise residential community on the oceanfront slope of Tenerife. The architecture is terraced into the hillside: earthen “hobbit residences” with living roofs, passive solar orientation, and gardens. The core of the complex is the Central Hub (reception, café-bar and farm-to-table restaurant, panoramic observation terrace), the “Sanctuary of Longevity” (a bio/energy treatment wing and an Ayurveda/massage wing), two practice rooms (Ocean Hall for 50-100 people and a small studio for up to 20 people), a thermal cluster (main bathhouse + distributed private capsule saunas near the residences), natural and “sacred” zones (a sunken fire ring, altan-gazebos, an optional apidom at the top of the site). The project involves staged construction and a co-investment model: shared participation → phased introduction of the lower terraces → timeshare usage rights → expanded access to the entire wellness ecosystem. The digital concierge manages on-demand services, reservations, F&B, and events.
Rating Methodology: 0–10; Overall Rating = 60% Objective + 40% Subjective.
Objective Ratings (Verifiable Factors)
- Location and Setting (Tenerife’s oceanfront slope, views, natural environment): 8.8
- Asset Scale and Design Quality (terraced development, living roofs, wide range of zones): 8.3
- Transport Accessibility (privacy, car/shuttle access): 7.8
- Internal Infrastructure and Leisure (SPA, thermal baths, practices, restaurants, gardens): 9.4
- Profitability/Monetization Model (Timeshare + Accommodation + SPA/F&B + Events): 8.2
- Regulatory Risks (SPA/Sauna Complex Permits; Compliance for Unconventional “Bio-Technologies”): 6.8
- Ecology and Energy Efficiency (passive design, xero-landscape, local gardens): 9.2
- Liquidity/Secondary Demand (niche wellness segment): 7.4
- Stage of completion/implementation (concept stage, CAPEX, and deadline): 6.5
Average objective rating: 8.0/10
Subjective ratings (target audience perception)
- Architecture, landscape, views: 9.6
- Lifestyle/emotions (nature, ritual spaces, silence): 9.2
- Comfort and privacy of living (recessed terraces, separation of traffic flows): 8.7
- Uniqueness of the concept (eco-restoration landscape, thermal ecosystem): 9.4
- Digital ecosystem and UX services (concierge, booking, packages): 9.1
Average subjective rating: 9.2/10
Final Overall Rating
- 0.6 × 8.0 + 0.4 × 9.2 = 8.5/10.
- Interpretation: A strong premium eco-retreat concept with clear differentiation and multi-channel revenue; key risks are the implementation stage and the regulation of individual procedures.
Advantages (objective conclusion)
- Strong location and climate 365 days a year; panoramic ocean views.
- Architectural uniqueness and sustainability: slope-embedded development, living roofs, passive solar design, xero-landscape.
- A complete wellness ecosystem: large and intimate halls, a sauna complex, private thermal capsules, and outdoor ritual sites.
- Farm-to-table and on-site gardens → high-quality F&B and sustainable operating costs.
- Multi-source monetization: accommodation (including timeshare rights), spa packages, day passes, events/retreats, F&B, eco-shop.
- Phased implementation reduces initial CAPEX and accelerates early operating revenue.
- Separation of flows and privacy: guests, residents, and service routes are designed separately.
- A digital hub increases ARPU and service manageability.
Disadvantages and Risks
- Concept stage: deadlines, budget, and technical complexity of terraced earthen structures; dependence on a strong general contractor and technical supervision.
- Regulatory and compliance: licenses for spas/bathhouses, sanitary standards; any “bio-/energy” methods require legal and scientific validation, otherwise marketing restrictions and insurance risks arise.
- CAPEX and OPEX: high initial investments in retaining walls, waterproofing, ventilation of wet areas; operation of thermal facilities and landscaping. – Market niche: The premium wellness retreat audience is limited, which impacts absorption rates and the liquidity of shares/timeshare.
- Transportation dependency: Sustainable shuttle/EV car-sharing systems are essential; without them, the user experience weakens.
- Coastal environmental factors: wind/salt aerosol, possible water consumption restrictions; increased requirements for materials and maintenance.
- Seasonality of events and external shocks (tourism, regulatory) may impact occupancy and ADR.
Suitable for:
- Co-investors and developers targeting a differentiated wellness product with subscription revenue and service packages.
- Residents/timeshare participants seeking a “resort lifestyle” with deep integration into nature.
Recommendations for the next stage
- Legal audit of zoning, spa/bath licenses, and sanitary regulations; Elimination of unproven medical claims in marketing.
- Detailed phased budget and commissioning schedule (lower terraces → hub → thermal cluster → upper terraces).
- Unit economics: ADR for housing, receipts for spa and F&B
